Land records research

In the early 1980’s, during my tenure as the abstractor for the Pennsylvania Game Commission, I had the privilege and honor of working under, and learning from, one of the most knowledgeable land lawyers I have ever met. Many of our projects had complex issues involving lost titles, adverse possession, tax sales, estates, access issues, and original land grants (Warrants and Patents). This experience has provided me with the unique and distinguished skills I frequently find necessary in resolving difficult boundary and right-of-way problems for our clients.

Boundary Retracement

Regardless of what your planning for your property, we feel that an accurate survey is foundational to your plan. Each boundary retracement we perform is thoroughly researched, carefully evaluated, diligently documented and meticulously monumented. In most cases, consideration is made, not only of your current deed, but the former deeds in your title and those of your neighbors as well. Each deed is checked for typographical and mathematical inaccuracies and the adjacent boundaries are evaluated for theoretical gaps or overlaps.

Once in the field, we perform a thorough evidence recovery and location process, combining the latest GPS and Robotic measurement technologies with traditional hard work and persistence. Our plans are drafted using AutoCAD and printed on high-quality large format printers to provide our clients with the best digital and hard copy options available.

Land development planning

Small residential and commercial subdivisions and land development plans continue to provide a major source of our workload. We combine modern GPS and Robotic equipment with AutoCAD to provide accurate and time efficient topographical mapping and digital design output. Through our network of fellow professionals, we are able to offer a complete range of land development services, including stormwater management, erosion control, Penn DOT Permitting, environmental assessments, and wetland studies.

Many of our clients are first-time “developers” and we understand that you may be unfamiliar with the myriad of regulations affecting your project. With this realization, we strive for clear communication and promptness as we coordinate your project with the reviewing agencies throughout the entire approval process.

Dispute Resolution

Although we recommend that our clients exhaust all reasonable means to resolve a dispute amicably, occasionally a case ends up in court or arbitration. When that happens, as a qualified expert witness, I can assist you by providing competent and credible testimony clearly illustrated with well-structured reports and clear exhibits.
